Warehouse rents in Dubai increased in the first half of 2026

In the first half of 2026, lease rates for Class A warehouses in Dubai continue to rise. The primary reason is an extremely low vacancy rate alongside ongoing very high demand from tenants. The deficit of quality space intensifies competition and leads to substantial increases in rental rates.

Highest rates are observed in Al Barsha South 2 (150 AED / sq. ft / year). Lowest rates remain in the industrial zones of the port cluster — Mena Jabal Ali (40–45 AED) and Jabal Ali Industrial 2
(35–60 AED).
