Grade A office rents in Dubai increased by 5% in 2026
Weighted average asking rents for available Grade A space increased by 5% in H1 2026 to AED 350/sq ft/year
(approximately AED 3 770/sq m/year).
Grade B+ asking rents rose by 8% to AED 280/sq ft/year (approximately AED 3 010/sq m/year).
Rental growth continued across Dubai's office market in H1 2026. Grade B+ recorded the strongest increase, reflecting spillover demand from occupiers unable to secure suitable Grade A space.
Dubai's office market continues to evolve as a polycentric market. Alongside established clusters such as DIFC,
Business Bay and Downtown Dubai, Sheikh Zayed Road, Barsha Heights and The Greens remain attractive to
mainland-licensed occupiers seeking quality space at more competitive rents.
Despite a gradual increase in development activity, vacancy across Dubai's office market remained low at 4%
at the end of H1 2026.
